RBS focuses exclusively on investors. We provide every service that an investor needs to acquire and own investment property. Through RBS InvestorCare© RBS handles all aspects of property management for the investor. This is especially important for investors who live far from Houston. RBS InvestorCare© includes:

  • Tenant selection and placement
  • Rent collection
  • Periodic maintenance and property inspection
  • Repairs (subject to HOA CCR’s and insurance requirements)
  • Bill payment (includes property taxes, insurance, maintenance and repairs, and mortgage payments, at the investor’s option)
  • Auto-deposit into the investor’s bank account
  • Monthly and annual financial reports emailed to the investor

As a result, RBS InvestorCare© removes much of the risk of remote property ownership. In addition, RBS InvestorCare© reduces the acquisition cost as well as the operating expenses for the first year.

  • RBS guarantees the first year’s rent — We are confident of our properties, our tenant selection, and our property management. So confident that we guarantee the first year’s rent. If the tenant leaves or fails to pay, RBS covers the rent.
  • RBS pays the property management fee for the first year — Here again, RBS is so confident about our tenant selection and management that we pass the cost reductions through to the investor. Property management fees are 8% of collected rents, but RBS pays the entire cost for the first year.
  • RBS pays the maintenance fee for the first year — Because we select only newer homes, and we completely rehab every home, we are confident that the property will have no additional normal maintenance costs for the first year. So we pass the savings on to you. This service is normally $500 per year.
  • RBS pays the title insurance on selected properties — We reduce expenses even in the transaction. The cost for title insurance is typically 1% of the purchase price. But because RBS has developed strong relationships with a local title insurance provider, we pay it. The investor receives a full title insurance policy, but pays no fee.
  • RBS eliminates the real estate broker’s commission — We sell directly to investors, not through real estate brokers. There is no broker’s commission, typically 6% of the purchase price.
